LOCATION: 1114 W Cass St. at N Delaware Avenue

DEVELOPER: 1114 Cass, LLC

DESCRIPTION: Two-story, 1974 warehouse converted to 41,000 square feet of office condominiums above a ground-floor parking garage. Offices will be divided into units as small as 5,000 square feet, based on buyers' needs and built to a shell finish. The building exterior will be re-covered in stone and stucco.

PRICE: $190 per square foot.

ARCHITECT: Ralph Schuler of Nelson Architects, Tampa.

AMENITIES: Secured garage parking and additional street parking; ground-floor lobby with 20-foot ceiling; 10-foot ceilings in offices; oversized windows; elevator.

WHAT THEY'RE SAYING: The large space would be ideal for a single business looking to maintain continuity by having all offices on one floor, said Haynes Hendry of Hendry Real Estate Advisors Inc., a co-owner of the project.

TIMELINE: Construction is expected to begin in three to four months and last six months, with custom build-out of office interiors likely to take an additional three months, Hendry said.
