Zoning updates from around the area

GIBSONTON: A developer overcame neighborhood opposition in a zoning request for 20 townhouses on 4 acres between Magnolia and Vaughn streets.

Steiner Communities needed to change the residential zoning to a planned development to put up buildings containing two to four townhouses each.

Since submitting the request in November, the developer has reduced the proposed density from six to five units per acre.

Neighbors strongly opposed the request, sending in more than 100 letters arguing that townhouses would be out of character with the single-family neighborhood.

Commissioners disagreed, voting 6-1 on July 24 to approve the request. Commissioner Rose Ferlita cast the dissenting vote. Petition 07-0193

 

RIVERVIEW: A developer already approved to build 133 single-family homes and 108 duplex units on 59 acres southwest of Balm-Riverview Road and Symmes Road now wants to convert the duplexes to houses.

If granted, the minor modification would bring the new total to 236, a reduction of five units from the original total of homes and duplexes. Most lots would exceed 5,000 square feet.

The developer also wants to reduce a required rear setback from 25 feet to 20 feet. The request goes to the County Commission on Tuesday. Petition 07-1121

 

GIBSONTON: A paving contractor surrounded by show business equipment and a mobile home park needs a rezoning in order to continue operating.

Lisa Wright owns the 1-acre property southeast of U.S. 41 and Isabel Avenue, which is zoned residential.

The Planning Commission and a land use hearing officer have approved Wright's request for commercial zoning as long as she limits business operations to the hours of 6 a.m. to 8 p.m., caps the height of buildings at 35 feet and has outdoor lighting that is no more than 15 feet off the ground.

County commissioners hear the request on Tuesday. Petition 07-1136
