Zoning: Updates from around the area

RUSKIN: Centex Homes wants to modify a planned development on 271 acres southeast of NE 15th Street and NE 19th Avenue.

If the request is granted, South Shore Corporate Park would amend height, placement and square-footage requirements for its townhouses. The changes would add affordable housing consistent with Ruskin's community plan, according to the request by P&M Consulting Group.

Townhouse lot sizes would be reduced from 1,800 to 1,500 square feet, and the two-story townhomes would take up 85 percent of the lots instead of 70 percent.

A requirement to limit single-family homes with lot sizes of less than 5,000 square feet to 20 percent of all houses in the development would be eliminated. Another requirement for rear yards at least 20 feet long would also be scrapped.

County commissioners hear the request on Sept. 11. Petition 07-1532

THONOTOSASSA: Property owner Jefferson Estates seeks planned development zoning for 20 single-family homes and 29 townhomes on 5 acres southeast of U.S. 301 and Jefferson Road. Existing residential zoning allows for six units per acre.

A mobile home park now stands on the site.

The Planning Commission has approved the request, noting a compatibility with residential development in the surrounding area.

APOLLO BEACH: Crosland Mira Bay Villa, the developer of Harbor Bay southwest of U.S. 41 and Leisey Road, wants to add an access point onto commercial property on U.S. 41. The request goes to the County Commission on Sept. 25. Petition 07-0815
