Zoning request may open door to good times

One - or more - hot spots soon may be coming to downtown.

Novare-Intown Group, the developer of the SkyPoint condos at 777 N Ashley Drive, has requested full wet zoning for all four of its retail units on the ground floor of the 32-story, 380-unit building.

The developer is scheduled to present its case to the Tampa City Council on Dec. 6.

It is asking for a full liquor zoning designation that would allow for a bar, restaurant or package store to move into any of the retail spaces, said Gloria Moreda, manager of the city's department of land development coordination and zoning.

"The application is in process for the entire first floor of SkyPoint to allow for maximum flexibility for retailers at the site," said Greg Minder, president of Intown Group, which teamed with Atlanta-based Novare Group on SkyPoint.

Novare-Intown has declined to be specific about what retail businesses might move into the building, which opened to residents over the summer. Buyers have closed on more than 70 percent of the units, and about 200 residents are living in the building, said Margie Martin, a spokeswoman for the developer.
