Developer asks city to cut impact fees
This is one of the issues to be discussed at the Zephyrhills City Council meeting tonight.

ZEPHYRHILLS - A developer is bringing forward a plan to build affordable apartments for elderly residents within the city limits.
Sweetwater Bay, a proposed 120-unit complex with one-, two- and three-bedroom units, is planned for the corner of Wire and Daughtery roads in Zephyrhills. The developer, Pinnacle Housing Group, is asking the city to shave $150,000 from the total estimated $576,480 that would be due in transportation impact fees for the project.
For its part, the city wants to ensure that any waivers and credits allowed are specifically used for affordable apartments and that if the developer decided to change its project from affordablehousing for the elderly, that the proposed waived fees would be recouped, according to a city memo.
This is among the issues scheduled for discussion at the next Zephyrhills City Council meeting, which starts at 6 tonight.
The results of a feasibility study will be made available todayregarding the city library's proposed purchase of the two-story Wachovia Bank building in the city's downtown.
The owner of Rainbow and Brightside mobile home parks is requesting bulk utility service for the parks. Currently, the mobile home parks' sewer fields are not working properly, so the owner wants to connect to the city's sewer system and defer fees related to this connection. Both parks are under contract for sale, according to a city memo, and the owner must have the utility services fixed before the sale.
