Change sought on land fronting Bruce B. Downs

NEW TAMPA -- The owners of a half-acre fronting Bruce B. Downs Boulevard hope to change the property's zoning from residential to commercial, according to Mehdi Belhassan, listing agent with Florida Executive Realty.

The property at 14622, 14624, 14626 and 14628 N 43rd St. is listed for sale for $325,000. Arjumand and Rizma Hashmi are the owners, according to Hillsborough County property appraiser's records.

Belhassan said the property is ideal for office space. He said the owners plan to meet with Hillsborough County officials in the next two weeks about rezoning the land for up to 6,000 square feet of office space. He doesn't expect the change in land use to be a problem despite two 1,600-square-feet condominiums on the property.

"Everything surrounding it is commercial," he said. "There's a gas station on the left and a gas station on the right."

Hess is building a gas station directly north of the property on Bruce B. Downs. Oak Ramble Plaza, also north of the property, is expected to open soon with several restaurants and small businesses such as Louis Pappas Market and Cafe, Primadonna Trattoria Restaurant, the Brickyard, Jersey Mike's Subs, Pinch-A-Penny pool supplies and Salon Athena.

LUTZ: Busch Junction Enterprises wants to rezone .67 acres on Monet Drive, north of Bearss Avenue, for neighborhood commercial uses. The land is now zoned for six homes per acre. A zoning hearing master was scheduled to hear the petition Monday, but the applicant requested a continuance to the April 3 zoning hearing master hearing. (Petition 01-0353)

County Commissioners approved the following petitions last month:

CARROLLWOOD: Mobley Housing Group won approval to develop a 137-home subdivision on nearly 41 acres at the southern corners of Rawls Road and the planned northern extension of Lynn Turner Road. The three-parcel site plan calls for 60- by 110-foot and 40- by 110-foot lots on two parcels on either side of the future Lynn Turner Road. The third parcel, west of the Veterans Expressway, would provide fill for the other parcels and would later be used as a retention pond. Access is planned from both Hutchison and Rawls roads. County staff, the Planning Commission and a zoning hearing master endorsed the project. (Petition 00-1238)

TOWN 'N COUNTRY: Nearly 10 acres of vacant land southeast of Sheldon Road and Waters Avenue will be rezoned to allow for the construction of mini-warehouses and retail/office space. The developer, Kennedy Frost Investments, will build either a 99,000-square-foot self-storage facility and 61,000 square feet for retail and office uses or 83,269 square feet for neighborhood commercial uses. County staff, the Planning Commission and a zoning hearing master recommended approval of the petition. (Petition 00-1242)

County Commissioners will hear the following petitions Tuesday:

LAKE MAGDALENE: The CVS drugstore chain needs county approval to set up shop on nearly 2 acres at the northeast corner of Bearss Avenue and North Boulevard. Gustine Properties Inc. plans to redevelop the property with a 10,880-square-foot pharmacy with a drive-through window. A convenience store, restaurant and veterinary clinic now occupy the property. County staff, the Planning Commission and a zoning hearing master endorsed the plan. (Petition 01-0130)

WESTCHASE: Waterford Construction and Development seek a planned development designation that would allow eight one-story office buildings on 2.24 acres on the west side of Sheldon Road, north of Linebaugh Avenue. County staff, the Planning Commission and a zoning hearing master approved of the project. (Petition 01-0053)

CARROLLWOOD: Ronald M. Diaz, on behalf of property owner Robert Hess, wants a rezoning that would allow commercial development on a 0.83-acre parcel on the east side of Williams Road, north of Linebaugh Avenue. The vacant land is now zoned for agriculture. County staff, the Planning Commission and a zoning hearing master endorsed the plan. (Petition 01-0179)

LUTZ: William P. Bisset wants to set up a landscape materials and supply shop on 2.5 acres on N Dale Mabry Highway between Van Dyke Road and Geraci Lane. The vacant property is now zoned for planned development. County staff, the Planning Commission and a zoning hearing master approved of the plan. (Petition 01-0134)

A zoning hearing master is scheduled to hear the following petitions this week: KEYSTONE: The owners of 22 acres at the northeast corner of Race Track and South Mobley roads want a rezoning that will allow commercial uses on the site. John and Patricia Rew eventually want to remove the existing houses to make room for several large-lot homes and 10,000 square feet of commercial/office space right at the intersection. County staff approved of the project. But the Planning Commission would not endorse the plan, stating that 'neighborhood commercial uses would begin to create a negative influence on the established rural residential and agricultural land uses' in the area. (Petition 01-0211)

UPPER TAMPA BAY: Floyd Randall wants a rezoning of 1.71 acres on Hillsborough Avenue southeast of Race Track Road that would permit light industrial uses. The property is now vacant and used for open storage of construction materials. County staff and the Planning Commission recommended approval of the petition. (Petition 01-0079).
