New plaza proposed at Race Track, Hillsborough

UPPER TAMPA BAY -- A new shopping plaza may soon occupy 126 acres of vacant land at the northeast of corner of Hillsborough Avenue and Race Track Road.

Monroe's Prestige Group Inc. is seeking a rezoning so it can build North Bay Commerce Center. The plaza will likely house offices, warehouses, retail shops and a grocery store, said vice president Ira Waitz.

According to the petition, which asks for a planned development designation, the plan includes 125,000 square feet for commercial uses on 18 acres, 182,000 square feet for high intensity highway commercial uses on 18 acres and 440,000 square feet for light industrial uses on nearly 90 acres. The company plans three entrances for both Hillsborough and Race Track.

CITRUS PARK: Outback Steakhouse is joining the stampede of restaurants to the Citrus Park and Westchase area.

The Tampa-based chain, which also runs Carrabba's Italian Grill, Lee Roy Selmon's Southern cooking and Fleming's Prime Steakhouse & Wine Bar, wants to develop its signature restaurant on 5.7 acres on the southwest corner of Sheldon Road and Westwind Drive. The petition also asks for a 6,500-square-foot retail building or sit-down restaurant and nearly 30,000 square feet for professional offices and retail uses. Access is planned for both Westwind and Sheldon.

The vacant parcel is now zoned for homes. Construction is set to begin within 18 months if the county approves the project.

NEW TAMPA: The developer of Cory Lake Isles is seeking to expand a proposed professional park on Cross Creek Boulevard to 90,000 square foot from 14,500 square feet. The request from Gene Thomason goes to a zoning hearing master June 14 and the County Commission on July 10. The application comes months after commissioners agreed to allow commercial development on the 7.62-acre site that had been zoned for single-family homes. The complex was to house doctors, lawyers and accountants. (Petition -- 01-0576)

CARROLLWOOD: Zoning hearing master Martin H. Smith endorsed a petition from Verizon Wireless that would allow American Tower Corp. to build a 150-foot-tall communication tower on 3.7 acres at 11921 N Dale Mabry Highway, south of Stall Road. The tower would serve three carriers, including Verizon. The property, now zoned for planned development, was approved in 1996 for a 41,012-square-foot expansion to the former Stingers night club, now the Joy night club. County staff and the Planning Commission also approved of the project. (Petition 01-0205)

Hearings of county zoning hearing masters and land-use hearing officers and land-use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. The zoning hearings begin at 6 p.m. and the commission meetings begin at 9 a.m. Both are televised on government access channels. The land-use hearing officer hearings, which are not televised, begin at 9 a.m. Call 272-5920.
