Concerns about wetlands delay hospital's hearing on addition

LUTZ -- St. Joseph's-Baptist Health Care will have to wait until the next zoning hearing master meeting to present its plans for additional space. The hospital, planned for 41 acres northeast of Van Dyke Road and Calusa Trace Boulevard, wants to add a 120,000-square-foot, 300-bed assisted living facility to its plans. If approved, the hospital would have 360,000 square feet.
The petition was scheduled to be heard by a zoning hearing master Tuesday, but the Hillsborough County Environmental Protection Commission expressed concern about a wetland conservation area on the land. So the county staff is recommending the petition be postponed until the May 14 zoning hearing master hearing. (Petition 00-1410)
A zoning hearing master will hear the following petitions this week:
LUTZ: The Zambito family seeks a rezoning of 111 acres at Van Dyke Road, west of the Suncoast Parkway, to allow for a convenience store and a 26-home, large-lot development. The site plan also calls for pastures, barns, an equipment storage area and a recreation building. The county staff and the Planning Commission are endorsing the project. (Petition 01-0339)
KEYSTONE: John and Patricia Rew, owners of 22 acres northeast of Race Track and South Mobley roads, seek a rezoning that will allow 10,000 square feet for commercial or office space and four large-lot homes. The county staff and the Planning Commission approve of the project. (Petition 01-0211)
LUTZ: Howard Albritton wants to add an office showroom to a mixed-use planned development on 176 acres at U.S. 41 and Crystal Grove Boulevard. The county staff and the Planning Commission endorse the plan, subject to several conditions. (Petition 00-0942)

Hearings of county zoning hearing masters and land use hearing officers and land use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. The zoning hearings begin at 6 p.m., and the commission meetings begin at 9 a.m. Both are televised on government access channels.
