High-end homes get approval

LUTZ -- A proposed Newberger Road subdivision with up to 133 expensive homes goes to a zoning hearing master Monday with the blessings of county planners.

"The proposed residential land use would be complementary to the existing pattern of agricultural/rural-residential development along Newberger Road," wrote Stephen Griffin, senior planner with the county's Planning Commission.

Developer Bob Gagne told Lutz residents in March that the homes, spread across 186 acres, would start at $325,000 and have at least 3,000 square feet of living area apiece.

The county's planning department, while endorsing the project, is proposing conditions that potentially could require Gagne to add left-turn lanes from Livingston Avenue onto Newberger and from Newberger onto U.S. 41.

After hearing the proposals Monday, the zoning hearing master is to issue a written recommendation. A final decision by the Hillsborough County Commission is scheduled for June 12. (Petition -- 01-412)

KEYSTONE: Waterford Construction and Development is requesting a major modification to a planned development on N Dale Mabry Highway to build 27,250 square feet of office space. The 3-acre site is on the west side of N Dale Mabry Highway, 300 feet south of Cheval Boulevard. The proposal goes to the zoning hearing master Tuesday.

The property, originally approved for single-family homes, was later modified to allow the development of 760 residential units and 266,060 square feet for commercial use. The developer's plan calls for additional landscaping and an 8-foot masonry wall along the boundaries to screen the development from the adjacent residential property. Parking and access would be toward N Dale Mabry Highway.

Planning & Growth Management and the Planning Commission have both recommended approval, saying the proposal is compatible with existing development and is consistent with the comprehensive plan. After hearing the proposals Tuesday, the zoning hearing master is to issue a written recommendation. A final decision by the Hillsborough County Commission is scheduled for June 12. KEYSTONE: A proposal to rezone 111.8-acres on Van Dyke Road goes to the zoning hearing master Tuesday. Zambito Family Limited Partnership is asking to change the tract a quarter-mile east of Ramblewood Road from rural to allow a small shopping center and 26 houses on 1-acre lots. Currently, the land is zoned for 5-acre lots.

On the southernmost 5 acres, the developer is seeking 10,000 square feet for neighborhood commercial uses, excluding convenience stories and gasoline stations; and a maximum of 26 single-family homes, allowing no more than two lots to have mobile homes. The Planning Commission said the proposal is consistent with the comprehensive plan and stipulated that commercial space should be limited to one-story with a residential style design and no structure be greater than 5,000 square feet.

Since the land is near the headwaters of the environmentally sensitive Brooker Creek, the Parks and Recreation Department made recommendations about fencing and ways to protect the preserve. (Petition -- 01-0339)

LAKE MAGDALENE: Zoning Hearing Master Andrew A. Baker endorsed a petition from AmNed Properties LLC for an additional office building on Florida Avenue, southeast of Lake Magdalene Boulevard.

The developer asked at a hearing on March 12 to add 4.61 acres to 34,395 square feet of office to create one zoning district. AmNed would build 8,500 square feet of office space. The Planning Commission and Planning & Growth Management staff also approved the project. (Petition -- 01-0303)

Hearings of county zoning hearing masters and land-use hearing officers and land-use meetings of the Hillsborough County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. Zoning hearings begin at 6 p.m. and commission meetings begin at 9 a.m. Both are televised on government access channels. The land-use hearing officer hearings, which are not televised, begin at 9 a.m. Call 272-5920.
