Clerk of the Circuit Court maintains official records

Betty Strifler, Clerk of the Circuit Court, is the official recorder of all instruments that may be required or authorized by law to be recorded in Citrus County. All instruments are required to be recorded in one general series of books called Official Records. A general alphabetical index, direct and inverse, of all instruments filed for record is maintained and made available to the public.
Deeds, leases, agreements, mortgages, satisfactions of mortgage, tax warrants, notices of claims of liens, any instrument relating to ownership, transfer or encumbrance of real property are examples of instruments required to be recorded. Each recorded instrument is filmed for permanent record and public inspection. The recording fee is $6 for the first page and $4.50 for each additional page, plus $1 per additional name for indexing recorded instruments which contain more than four names. (Husband and wife, if stated, count as one.)
The clerk also is a collection agent for the Department of Revenue. State documentary tax is collected on the total consideration or fraction thereof on deeds and any document that conveys an interest in realty. (To include cash or down payment, new or existing mortgages.) The present rate is 70 cents per $100 consideration or fraction thereof.
Agreements or Contract for Deed and Mortgages require documentary tax on the deferred balance at the rate of 35 cents per $100 of the consideration or fractional part. Intangible Tax (non-recurring 2 mill) also is collected on notes, bonds and all obligations to pay money which are secured by a mortgage, deed of trust, or other lien on real property in Florida ($2 per $1,000)
Florida law requires that each instrument transferring an interest in real property be accompanied by a transfer of interest form (DR-219) executed and signed by the grantee or agent for the grantee. The transfer of interest form must include the parcel identification number.
