Proposed office park on Cross Creek Boulevard looking to grow

CROSS CREEK -- A request to enlarge a future office complex on Cross Creek Boulevard goes before Hillsborough County commissioners on Tuesday.

Keith Bricklemyer, an attorney for Gene Thomason, has petitioned the county to expand the project from 14,500 square feet to 90,000 square feet to accommodate demand for more office space.

Thomason, who developed Cory Lake Isles, plans to build one-story medical and professional offices on the 7.9-acre site near Brookron Drive. The site already is approved for the 14,500-square-foot office park and a preschool, which opens in November.

The meeting is set for 1:30 p.m. at the County Center, 601 E Kennedy Blvd. (Petition 01-0576)

CITRUS PARK: Thomas Development Inc. seeks permission to develop a subdivision on 49 acres at the northern end of Bellamy Road. The project will include 91 lots and a 6-foot masonry wall with vines. County staff, the Planning Commission and a zoning hearing master have endorsed the project. (Petition 01-0957)

KEYSTONE: The owner of nearly 90 acres at the southwest corner of Gunn Highway and Tarpon Springs Road wants a rezoning the would permit a 29,000-square-foot grocery store, 11,000 square feet of retail use and 16 estate homes. County staffers and a zoning hearing master say the proposed development is not compatible with the surrounding area. They have recommended denial of the petition.(Petition 01-0051)

ODESSA: Wide Angle Commercial Enterprises seeks a rezoning that would allow homes, condos and duplexes on an undeveloped 25-acre site on the north side of Van Dyke Road, north of the Veterans Expressway. County staff, the Planning Commission and a zoning hearing master have endorsed the petition. (Petition 01-1057)

WESTCHASE: Countrychase Veterinary Clinic wants to operate a 5,000-square-foot free-standing veterinary office at a commerce park on Linebaugh Avenue, between Race Track Road and Countryway Boulevard. County staff, the Planning Commission and a zoning hearing master have endorsed the project. (Petition 01-1055)

LUTZ: Burcaw & Associates is seeking permission to divide a 0.97-acre parcel at the northwest corner of 15th Street and 149th Avenue into two residential lots. County staff, the Planning Commission and a zoning hearing master approve of the petition. (Petition 01-0963)

A zoning hearing master is scheduled to hear the following petitions on Monday:

CARROLLWOOD: Dr. Edwin Hsiung wants permission to develop an office complex on the east side of Henderson Road, north of Logan Gate Boulevard. Hsiung is proposing three, one-story buildings on the 1.6-acre site. Hours of operation would be limited to 7 a.m. to 10 p.m. County staffers are endorsing the project. (Petition 01-1200)

LUTZ: Busch Junction Enterprises is proposing a rezoning of a 0.67-acre parcel at the northwest corner of Monet Drive and Bearss Avenue that would allow for 7,200 square feet of retail space. County staff and the Planning Commission approve of the plan. (Petition 01-0353)

Hearings of county zoning hearing masters and land use hearing officers, and land use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd. Zoning hearings begin at 6 p.m., and commission meetings begin at 9 a.m. Both are televised on government access channels.
