Upscale neighborhood planned near U.S. 41 in Dade City

Curve Lake will join other upscale residential areas near U.S. 41. Plans call for 36 homes off the 13-acre lake.

LAND O'LAKES -- Another neighborhood of $300,000 to $500,000 homes is destined for the budding U.S. 41 corridor in Land O'Lakes.

The new Curve Lake community will join Caliente nudist resort, the Preserve at Wilderness Lake and Sunset Lakes in the upscale residential category.

The selling point of the walled community will be its proximity to Curve Lake, a 13-acre body of water southeast of Caliente Boulevard and U.S. 41, said David Maltby, the planner-turned-developer behind the project.

"If you saw the site, the lake frontage, it would be real obvious why we want to develop more expensive homes," Maltby said.

To build the neighborhood, Maltby has contracted to buy a 33-acre pine tree plantation from the heirs of the late James Barcellona. Although county zoning rules allow up to 114 homes on the property, Maltby plans to cap his development at 36 homes.

Two established neighborhoods will abut the Curve Lake subdivision to the south: Silver Lakes and Treasure Lakes.

The neighbor to the north, Caliente, is still in its early stages.

Maltby said Caliente's closeness conjures marketing possibilities: Some people might buy at Curve Lake so they can socialize at Caliente.

"I think they're going to have to wear their clothes in our project," he joked.

Pending zoning approval from the Pasco County Commission, Curve Lake could break ground as early as July. Builders have yet to be chosen.
