    Company plans office complex

    Sullivan Advertising Group expects to build more than 21,000 square feet of offices at State Roads 580 and 590.

    SAFETY HARBOR -- A local advertising firm will build a 21,000-square-foot office complex at State Road 580 and State Road 590 over the next three years.

    John Sullivan, president of Sullivan Advertising Group Inc. in Safety Harbor, said he chose to purchase the 2.2 acres and build there because it is close to his current location on Enterprise Road.

    "Plus, (Safety Harbor) is a nice place to do business," he said. "The people in the city are good to work with and it was a good piece of property that popped up at the right time and at the right place."

    Vacant for two years, the property was once owned by the Davis family and was the site of a well drilling business, said Ron Pianta, community development director for the city.

    Pianta said after twice being denied requests to rezone the residential property to commercial, the family agreed to accept an office zoning designation.

    The property, at 3445 State Road 580, sold to Sullivan in 2000 for $350,000.

    Sullivan, whose company has been in business in Safety Harbor since 1983, said he has wanted to expand his operation for the past three years but could not find a suitable site.

    And while the finished complex will be much larger than current quarters, his company and sister marketing firm Jadon Ltd. will occupy about 10,000 square feet on 1.1 acres. Jadon is owned by Sullivan's wife Karen. Sullivan Advertising has 13 employees; Jadon has four.

    The company's preliminary plans for the first phase call for a three-story, 10,589-square-foot structure with a sloped roof and plenty of windows. Construction is scheduled to begin in the spring, and Sullivan said total cost is not yet known.

    The remaining 1.1 acres are expected to be developed by 2005. The second phase -- 3,400 square feet -- will begin in 2003. The third phase -- 7,500 square feet -- is expected to be finished in 2005. The spaces will either be leased or sold.
