Small-scale condos in works for downtown

PETERSBURG -- Another condominium project, this one much smaller than its predecessors and offering less expensive units, is planned for downtown near BayWalk. Spanish Palms, a 10-unit Mediterranean Revival style project with two stories on top of a parking deck, will be built on 340 and 350 First St. N, according to Peter Caroline. Caroline, who lives near Lutz, said he and attorney Frank Lee of St. Petersburg are developing the two parcels as C&L Properties Inc. C&L is based in Pinellas Park. Caroline, an attorney, former St. Petersburg police officer and City Council member in the 1970s, said he and Lee were into the planning for Spanish Palms when the terrorist attacks took place Sept. 11. Afterward, they took a little breather but then decided to proceed. "They will range from 1,800 to 2,000 square feet," Caroline said, with two- and three-bedroom plans that also include dens. Prices are not yet set but probably will be just under $300,000. Wedding, Stephenson & Ibarguen, Architects Inc. are the architects for the project. Caroline said he sees growth continuing in downtown St. Petersburg. "The more folks that live downtown, the better it will be for existing businesses and probably would attract more businesses." Three apartment buildings stood on the two parcels where Spanish Palms will be built. Caroline said one already had been torn down. The other two have tenants and won't be demolished immediately. Developers will wait until reservations have been made for four of the condominiums before they are ready to begin construction, Caroline said. In the past four years, downtown St. Petersburg has gained three large, luxury condominium projects as well as a number of smaller ones more the size of Spanish Palms. © 2006 • All Rights Reserved • St. Petersburg Times
